Job Title: Director of Leasing and Marketing
Job Description:

This position is responsible for ensuring that the leasing and marketing needs of each community are met, resulting in maximum occupancy and annual revenue.  The position will provide corporate support and oversight for the marketing and leasing efforts including leading the strategic marketing process, analyzing marketing medium effectiveness, leasing reports, pricing strategies and new marketing ventures.  Working closely with the general managers and regional managers, this position will assist in the implementation of the annual property marketing plans. This position will report directly to the Vice President of Marketing and Leasing. 

The responsibilities of the Director of Leasing and Marketing include, but are not limited to the following property and corporate responsibilities.

 

Leasing/Marketing Responsibilities:

  • Assist in the annual marketing plan development, calendar and HCA analysis
  • Annual pricing and rental rate analysis and recommendations
  • Provide leasing and marketing strategy and advice for on-site staff
  • Prepare reports and analyze all data for the bi-weekly marketing calls
  • Marketing call coordination and follow-up
  • Review and approval of marketing materials as needed
  • Set up, maintenance, and support of Clear Commerce websites and online stores (as needed)
  • Review and input of all SAMS requests in accordance with SOX compliance terms
  • Provide and compile standard SOX reports
  • Travel to assist and participate in marketing and leasing events and promotions as needed
  • Travel to identify marketing and leasing needs and problems as needed
  • LAMS Administration:
    • Load new season information into LAMS:  new rental rates with applicable fees, lease dates, payment dates, online application functions, and follow up letters and emails, etc
    • Set up all new and acquisition properties in LAMS – provide all appropriate data to the IT and MRI staff
    • Ongoing review of all system generated traffic reports and marketing medium reports
    • Ongoing review of leasing agent closing ratios
    • Ongion review of application and leasing status reports
    • Continous analysis of renewal % and current resident school classifications
    • Ongoing review and audit of data entry into LAMS
    • Ongoing review of all system follow up componenets
    • Oversee the implementation of application to lease conversion
    • Completion of LAMS tickets/tasks assigned via the Footprints system
    • Review and approval of monthly LAMS audit reports submitted 
 SMS Administration
  • Strategic oversight of SMS homepage task list, calendar, and reports
  • Ongoing review of SMS homepage and reports to ensure implementation of tasks
  • Analyze effectiveness of marketing campaigns and target markets utilizing the SMS system
  • Completion of tickets/tasks assigned via the SMS system
Leasing Trend Analysis
  •  Identify critical or underperforming properties based on LAMS data, leasing velocity trends, and past year’s performance
  • Analyze market conditions based on the market survey
  • Make recommendations on rate changes, leasing specials, and additional marketing efforts as necessary

Training

  • Assist the training department in annual leasing sales training for each property
  • Conduct and participate in monthly LAMS and marketing training for the property level staff
  • Conduct LAMS training for new hires at the property level and follow up on completion of the new hire workbook
  •  Attendance at required LAMS/MRI Integration trainings
  • Review Market Survey, LAMS and SMS training quiz completed by new employees and provide feedback
  • Set up Market Survey, LAMS and SMS training for new employees as needed

Strategic marketing process and implementation for the following areas:

 Advertising

  • Analysis and recommendation of effectiveness of available advertising options

 Direct mail

  • Assistance with direct mail efforts in conjunction with the GM and regional

Websites

  • Overall maintenance of property websites
  •  Update property websites with approved leasing specials and rates
  • Review of website analytics of website traffic, bounce rate, and traffic sources
  • Ongoing audits of property websites and verification of correct rates, floor plans, amenities, and property contact information

 Marketing Events/Promotions

  • Assist property staff and regional with planning and implementation of any and all marketing or promotional events on-site
  •  Provide direction and training as needed on guerilla marketing in each local market 

Renewal Process

  •  Assist property staff with renewal marketing plan/calendar and implementation  
Requirements:

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. 

Education/Experience/Abilities:

  • Bachelor degree required; or 4 years experience in the student/multi-family housing industry; or equivalent combination of education and experience
  • Experience in leasing or sales
  • Demonstrate strong leadership abilities
